IS REGULAR COMMERCIAL HVAC MAINTENANCE NECESSARY?

A commercial HVAC system is a big investment, and its performance and longevity will partly depend on how well you take care of it with regular maintenance. Perhaps you only think to call your HVAC technician when something goes wrong, but scheduling maintenance on a regular basis is very important. The last thing you want is for your system to break down completely, causing a huge inconvenience to your employees or your tenants, as well as leaving you with a very expensive bill. Here’s why you should invest in regularly-scheduled commercial HVAC maintenance.

It Reduces Unnecessary Energy Consumption

Is your commercial HVAC system energy efficient? Have you had it checked recently to ensure it’s not consuming any excess energy unnecessarily? Some HVAC systems, especially older equipment, consume excess energy when the components become worn down. The system has to work twice as hard to generate heating or cooling, meaning your bills will be more expensive because your HVAC system is working overtime to compensate. A licensed HVAC technician can inspect your system and identify any faulty or worn out components that are interfering with energy efficiency.

It Saves You Money

Regular commercial HVAC maintenance actually saves you money in the long run. When your system stops working, you have no way to know how extensive the damage is until an HVAC technician arrives and gives you an estimate. Often the problems are extensive and require costly repairs, not to mention the emergency call-out fee for the technician.

When you schedule regular commercial HVAC maintenance, your technician will inspect your system and identify any potential issues before they turn into big, expensive problems. Don’t wait for an emergency to happen to have your HVAC system inspected. It will be a big inconvenience to your tenants or your employees, and you’ll be left with a big bill.

It Reduces Health Problems And Improves Air Quality

One thing we learned during the height of COVID is the importance of indoor air quality. The people who live or spend a lot of time in your buildings have a right to breathe clean, filtered air that’s free from bacteria and other contaminants. Part of regular commercial HVAC maintenance is changing the air filters throughout your buildings. When a filter gets full, it stops being as effective in keeping the air particle-free.

While changing an air filter might seem like a job you can do yourself, most commercial HVAC systems are large and complex, with many filters that are often in hard-to-reach places. It’s best to leave it to the pros.

How Often Should You Hire Commercial HVAC Maintenance?

We recommend scheduling at least two maintenance checks a year with your HVAC technician. Older systems will probably need more frequent checks. It’s smart to schedule your twice-yearly checks during spring and fall, because your commercial HVAC system will most likely be operating at full capacity during summer and winter, when we experience more extreme temperatures.

However, your air filters will need changing much more frequently than twice a year. We recommend changing your air filters once a month, especially for larger commercial HVAC systems that stay on 24/7.

Because there is no one-size-fits-all schedule for commercial HVAC maintenance, the best thing to do is schedule an initial inspection with your HVAC technician and work with them to develop a maintenance schedule. Regular maintenance will reduce your energy consumption, save you money, and extend the longevity of your HVAC system.
